How much can you save as a seller with a 3.95% commission?

We will list and sell your house for 3.95% total commission. So, for example, on a $400,000 home, you can save $8,200 – $12,200 in commissions over a traditional commission rate of 6% – 7%. It’s not “getting” your listing that is important to us. What is important to us is getting your home sold and closed for the highest price the market will bear, looking out for, and protecting your interests along the way, and ensure that the whole experience is hassle-free for you.

This is not a DISCOUNT Listing Service, but instead a normal Full-Service listing. Therefore, in order to make it work there are some reasonable conditions:

  • You are selling a home in the St Louis/St Charles county area
  • Upon sale of your existing property you are purchasing a new home of equal or greater value in the St Louis/St Charles county area and will utilize my team as your Buyer's Agent for that purchase. If downsizing, the minimum sale price on your purchase is $300,000.
  • You agree to allow my team to market your existing property as follows:
    • Professional photography, video & brochures
    • Professional yard signage
    • Place your home in the MLS with professionally written description and complete information
    • Syndicate your home to 500+ websites including Zillow, Trulia, Realtor.com, Homes.com, etc
    • Place your home on local brokerage sites via broker reciprocity
    • Place your home on MORE Realtors proprietary network of websites
    • Implement "Coming Soon" & "Open House" marketing plans to maximize exposure
    • Market your home to MORE Realtors buyer database currently in excess of 20,000 registered buyers
    • Circle prospect 500+ households surrounding your property for buyers
    • Door knock on 50+ households in your immediate area to raise awareness
    • Implement our defined Social Media marketing plan utilizing Facebook, YouTube, Instagram, Twitter, Linked-In
    • Implement our eMarketing plan to stay top of mind with top Realtors in your area

In addition, we will offer the following incentives to you on your next home as well as to potential buyers of your home:

  • Love It or Leave It Guarantee - If the buyer of your house or you decide to sell your new home for any reason within 2 years of purchase, I'll sell the property for free. Let me explain. Simply, I will provide full service of the property for only a three percent commission (for Buyers Agent), as opposed to the normal six percent. To access this program you must use Terry as the Buyers Agent for the purchase of your next home.
  • BONUS! If a home buyer happens to purchase one of Terry's own listings and the buyer has a home to sell, then Terry will sell the home buyers existing home for the same three percent commission, provided the home buyer is unrepresented by an agent on the purchase of Terry's listing. This will save the buyer three percent on the sale of their existing home. Potentially thousands of dollars, making your listing the same three percent more attractive!
