Greg Miller manages the operation and has worked in title and lending since 2001. The practical difference shows up in the last two weeks of a contract, when a title problem surfaces and somebody has to clear it before the closing date rather than after it.

Residential Closings

Title Insurance
Lender's and owner's policies underwritten by Investors Title. The lender's policy protects the lender only, which is why the owner's policy is a separate decision.

Sign electronically with a remote notary. Useful for out-of-state sellers and relocating buyers.

Common Questions
Who picks the title company in Missouri?
It is negotiated in the contract, and in practice it is usually the buyer in the St. Louis market. You are never required to use any particular title company, including this one.
What is the difference between the lender's policy and an owner's policy?
The lender's policy protects the lender's interest, and your loan will require one. It pays the lender nothing on your behalf. An owner's policy is the one that protects your equity against a defect in title, and it is a separate, one-time premium.
What actually shows up in a title search?
Unreleased deeds of trust, judgment and tax liens, mechanic's liens, easements, unpaid assessments, probate and estate gaps, and old boundary or legal description errors. On older St. Louis City property, an unreleased lien from decades back is not unusual.
Can I close if I am out of state?
Yes. M&I Title offers remote online closings with a remote notary, and mobile closings anywhere in the metro.
